Legacy Village of Castle Pines, an independent living, assisted living and memory care luxury community located south of Denver, Colorado, was developed in 2019 and is managed by Western States Lodging, Management and Development. From opening through stabilization, the operational team guided the community to high performing excellence through consistent on-site leadership, implementation of Western States’ Personal Touch Culture and empowering operational discipline. The people-first approach built trust within the close-knit Castle Pines, Colorado community and positioned this retirement offering as a leader in senior living performance. Western States leadership equipped on-site leaders with authority to quickly adapt to market conditions which propelled the team to sustain a 93.5% average occupancy and over $1.25M in monthly revenue. Leadership stability and disciplined management enabled a successful refinance in December 2023, returning nearly 78% of original equity in a single distribution and reinforcing Western States’ ability to manage complex senior living assets for long-term value creation.

Strategic leadership realignment took center stage at Tru by Hilton St. George, Utah, when Western States Lodging, Management and Development assumed management in 2021. After assuming management, the property was facing high associate turnover, operational inefficiencies and declining performance. The Western States team quickly went to work to stabilize operations and restore accountability across departments. It started with leadership. By placing the right leader at the help, associate turnover cut in half – from 120% to 60%. This further engaged the workforce and set the stage for a strong foundation for long-term and operational success. Our hands-on approach and commitment to Serving You Like Family touched every operational aspect of Tru St. George. Housekeeping productivity improved (reducing time per room from 45 to 25 minutes); and maintenance systems were rebuilt (creating brand-trust and an 18-month extension on the property’s renovation timeline). Operational excellence builds strong financial performance as this property saw a positive cash flow within eight months of assuming management.
